Dear Sir/Madam,Thank you for your reply of 9 May 2025 and for the clarification regarding staged sign-off for the wider development at 124A Station Road, Edgware (Planning Ref: F/18/00500). I appreciate your guidance and understand that completion is ongoing in phases.I would be grateful if you could provide further clarity regarding the specific fire safety considerations for the development of Rabia Court which forms part of F/18/00500, I was informed that 12 units of flats across multiple floors may not currently meet full fire safety compliance due to their internal layout ' potentially delaying final Building Control sign-off and occupation.Specifically, I would appreciate your guidance or the relevant technical officer's guidance on the following:Can you confirm which 12 flats affected by the layout concern raised?I understand this relates to whether the open-plan kitchen/living area is sufficiently separated from the means of escape in accordance with Approved Document B Volume 1 (particularly Sections 2.6, 2.10, and Appendix A) due to its high-rise nature (building over 11 metres).Has Barnet Building Control received and approved a fire strategy and as-built mitigation measures (e.g. sprinklers, FD30-rated doors, enhanced alarms) for these specific flats?Is sign-off of the rest of the flats and the 12 related units contingent on resolution of this layout/fire compartmentation issue? If so, could you please advise whether a revised timeline for sign-off is known or if it remains under review? I would also appreciate whether completion for all 124 flats will be delayed due to the layout/fire comparmentation of 12 units in this development. As a prospective buyer of one of the flats, I am seeking to make an informed decision regarding the purchase and would greatly appreciate clarity on whether final occupation is likely to be delayed for these units based on outstanding fire safety compliance.Thank you again for your assistance and time.
